New Construction

Yes, it sounds negative, but way too often we hear horror stories of homebuyers that decided to go with new construction, but didn't hire a realtor to represent them.  The stories we've heard is anything from the builder asking for higher deposits, taking months longer than expected to build to the worst the builder has gone bankrupt or has run off with their deposit.  When you do decide to look at new construction homes as an option it really is in your best interest as a homebuyer to be represented by a realtor, whether it's us or someone else.  We know the market and the areas you are looking in, we know the reputable builders, the one's that will stand behind their work and the most important, when hiring a realtor to help you with that new construction home purchase you are hiring someone to look out for your interests and your interests alone. 

Remember when you walk into that model home in that new construction development, that has every upgrade imaginable, you can get overwhelmed with the "new car" smell so to speak, that person greeting you is the builder's sales representative.  They are hired by the builder to sell their homes.  It's not to say they won't help you make decisions such as choosing features, upgrades and such, but will they help you weigh those decisions?  They do not have a contractual obligation with you the homebuyer. 

When you hire a realtor, we have a contractual obligation to you the homebuyer, we are bound by that contract to be loyal to you and you alone and to ensure your interests are looked out for.  Since we know the area, we help you find the builder that you like.  Once you have found the builder and develpoment that you like, we help walk through the myriad of choices that you will have with a new construction and to sit down and figure out which of those great upgrades (that cost extra) are what you really need.  Then once we get the price, it's our job to negotiate aggressively on your behalf so that you get the best price.  We also help you figure out if those builder tie ins (ie: those upgrades are only good if you use their lender & title people), are worth it.  We refer you to outside lenders/title people that you can compare apples-to-apples to ensure you are getting the best rates & fees.  If not negotiate again.  Then once that is all done and the building begins, we help ensure the builder stays on track and that you don't have problems with the progress and move-in date.  When dealing with builders and new construction there will always be delays (due to weather and inspection issues by county), but we are there to ensure that those delays aren't too long and to find out why and what we can do to help move things along.
