- New Construction - It's just as important to be represented by a realtor when dealing with a builder as it when looking at resale. The reason is simple, the builder has sales reps representing their interest. Those people you sit down with our there for the builder, they are there to sell their employers/builders homes. Yes, they will help you with choosing features and such, but they do not have a contractual obligation with you the buyer. When you hire a realtor (whether it's us or someone else), we are there to represent your interests and your interests alone. We help you find the builder that you like, we help walk through the myriad of choices that you will have with a new construction and to sit down and figure out which of those great upgrades (that cost extra) are what you really need. Then once we get the price, it's our job to negotiate aggressively on your behalf so that you get the best price. We also help you figure out if there are builder tie ins (ie: those upgrades are only good if you use their lender & title people), if there are then we refer you to outside lenders/title people that you can compare apples-to-apples to ensure you are getting the best rates & fees. If not negotiate again. Then once that is all done and the building begins, we help ensure the builder stays on track and that you don't have problems with the completion and move-in dates. You see it really is in your best interest to have a realtor represent you.
- Resale - When looking at resale properties, there are so many to choose from. Our job as your realtor is to ask those important questions about what you want in your new house, where you want to be and other important factors to help you find the neighborhood and/or area that is perfect for you. Once we do find that perfect home, then we ensure that we present an offer based off of the current market sales in the area. Once the offer has been accepted, then we ensure that you stay on track with the lender, title commpany and that all the inspections are done on time. If anything arises that needs to be addressed, then we ensure that all those issues be handled and resolved to the satisfaction of all involved. As you can see we do more than just open doors to homes.
